According to this article on REALTOR.org, pending home sales in April were higher than expected. This is good news you certainly won't hear on the nightly news and if you do, it will be qualified with the dreaded word "but...". Good news just doesn't sell these days so you have to look for it. Great homes are available at excellent prices. Mortgage rates are stable and inventories are leveling out.

Rent's Going Up, Interest Rate's Going Down.
Who would want unemployment numbers to go up? If you want a new mortgage, you do! When Wall Street gets bad news like it did on Friday, the market goes down. When the market goes down, interest rates for mortgages usually go down with them. That is exactly what happened on Friday.
Long term interest rates have gone down this week (Click Here). Hopefully this is the beginning of a downward trend but I wouldn't bet the house on it. Anyone looking to purchase a house soon will be glad to know that rates are trending downward and they make buying a house or re-financing your current loan very affordable.
Couple that with the fact that rents are sure to go up, (Click Here for more info) anyone who invest in real estate could position them selves nicely with a low mortgage and higher rents. I have several properties in mind that will create a good cash flow and excellent appreciation in Cobb and Cherokee County.

Gimmick Marketing

If you want to sell your house, you shouldn't have to resort to gimmicks to get it noticed. Even in our very competitive market, it's important to follow a specific formula or plan to get a house sold.

A common formula for many agents it to first list a house at the top of it's range. If the house has not generated interest after 4 weeks, the agent might begin to place ads for the property in some free listings on low traffic internet sites and print some flyers for drive-bys.

After 8 weeks, the agent may begin to buy some ads in local newspapers and magazines.

After 12 weeks, the agent may come to the owners and get them to reduce their price. The 3 months lost to non-agressive marketing have caused the sellers to carry holding costs.

The closer to the listing contact expiration date, the more aggressive the agent will become to get the house sold.

I start with an aggressive marketing plan. I educate the owners about what they can do to get the house to show well and suggest a price point that I believe will move the house quickly so that any profit will not be eaten in holding costs.

A New Informational Tool
It is a simple technology that uses a small radio transmitter to broadcast facts and features about a house in a small area near the home. The transmitter is placed inside of the house and stays on a continual loop so that a potential buyer can hear it over and over.
When you list a house with me, I will put one of these signs in your yard so that potential buyers can listen to all of the features that make your home stand out above the rest. I am starting this blog for one reason: I want to inform people about as much as I can regarding the healthy real estate market in Cherokee County, Georgia. I am actively listing and selling homes.
